Case Study – New Restaurant & Visitors Centre, Saundersfoot

Client: Acanthus Holden Architects (AHA)

IRP were appointed directly by Acanthus Holden Architects as part of their design team (on behalf of Hean Castle Estates) to provide full Quantity Surveying services for the delivery of this project. Our appointment was from feasibility through to completion and agreement of the final account.

Our initial remit was to support the design team through the initial stages, provide detailed cost planning to ensure the complex design continued to be within the client’s very strict budgetary constraints.

The scheme was procured via an Intermediate Form of Contract and included several Contractors Design Portion Supplements, for various works packages. Thereafter we provided a fully quantified Schedule of Works, which was incorporated within the tender documentation.

We undertook a detailed and comprehensive analysis of all tenders returned and provided the client with a clear recommendation as to how best to proceed. 

Our post contract work included assessment and agreement of any contract variations, reviewing and agreement of all monthly applications for payment submitted by the Principal Contractor, the issue of payment certificates to the client and assisting AHA with the contract administration of the scheme.

We also agreed the Final Account and were delighted when we were able to advise the client that the scheme had been delivered under budget, which was testament to the collaborative approach that we fostered with the Principal Contractor.

Coast Restaurant opened in 2014 and has been a huge success story for the local area and was named a winner within the “Global Luxury & Spa awards 2023.”
